Warwick industrial property sells for $1.35M

WARWICK – An 8,000-square-foot industrial property at 115 Walnut St. has sold for $1.35 million, according to Sweeney Real Estate & Appraisal, which represented the seller and procured the buyer.

The property, situated on 0.48 acres of land, consists of a single-story warehouse that was constructed in 1999, according to Sweeney Real Estate. The building has 20-foot ceilings and two drive-in doors, with more than 25 parking spaces on the site, the real estate firm said. Marketing materials from Sweeney Real Estate about the property described it as a fully leased industrial investment, with a small office area in addition to the warehouse space.

According to Sweeney, the property is leased to a credit tenant and was sold as an industrial investment. The building’s location off Jefferson Boulevard places it within Warwick’s established industrial corridor, with access to Interstate 95, the real estate firm said. Sweeney also noted the property’s proximity to Rhode Island T.F. Green International Airport, providing access to regional transportation and air cargo infrastructure.

The property is located on the eastern side of Walnut Street, near the Jefferson Boulevard industrial area, according to Sweeney Real Estate.

The building is identified in the Warwick property assessor’s database as a pre-engineered manufacturing structure with a metal exterior and metal roof. The assessor lists finished concrete as the primary flooring material, with drywall and masonry interior walls.

The assessor’s records also show the building has gas forced-air heat and unit air conditioning. The property is classified for large-business use, with the land identified within the city’s IND2 industrial neighborhood, according to the assessor’s database. An asphalt-paved area of approximately 8,925 square feet is also listed among the property’s site improvements.

The 2026 assessment places the property’s total value at $603,900, including $473,100 attributed to the building and $130,800 attributed to the land.

The property had been owned by Marybud LLC since November 2002, according to Warwick’s online property tax assessment database. The company was therefore the recorded owner for nearly 24 years before the latest transaction.

Thomas O. Sweeney of Sweeney Real Estate represented the seller and procured the buyer in the sale.

A deed documenting the transaction and identifying the buyer and seller was not immediately available through Warwick’s online property transaction database.
